How much does pressure washing cost in Melbourne?

12 October 2026 · 4 min read

If you have been looking at your driveway thinking it has seen better days, the first question is usually the same. What is this going to cost me?

Fair question. And the honest answer is that it depends. Not because anyone is trying to be cagey with you, but because no two jobs are the same. A small courtyard is a very different job to a double driveway with twenty years of grime baked into it. So instead of throwing a single number at you, here is what actually moves the price.

What drives the cost

The size of the area is the big one. We price most jobs on the square metres we are cleaning. A compact townhouse driveway takes a fraction of the time of a long country-style drive, so it costs a fair bit less.

How dirty it is matters too. A surface that gets a wash every year comes up quick. One that has never been touched, with moss, oil stains and black spotting, takes more passes and sometimes a pre-treatment. More time and product means a higher price.

The surface itself changes things. Smooth concrete is straightforward. Exposed aggregate, pavers, tiles and natural stone all need a gentler touch and more care, which adds time. And access: if we can get our gear straight to the area, great. If everything has to be carried up a flight of stairs or around the back, that adds to the job.

Rough guide for common jobs

Every quote is different, but as a ballpark for Melbourne homes: a standard driveway usually sits in the low hundreds, a full house wash depends heavily on the size and number of storeys, and bundling a few jobs together on the same visit almost always works out better value than booking them one at a time.

If anyone gives you a firm price over the phone without seeing the job or asking a single question about it, be a little careful. The number tends to climb once they turn up.

Why the cheapest quote is not always the cheapest job

Pressure washing looks simple from the footpath. It is not. Too much pressure on the wrong surface can scar concrete, strip the finish off pavers or force water under your render. We have been called out plenty of times to fix work that was done by someone chasing the lowest price with the wrong technique.

Good exterior cleaning is about using the right pressure and the right method for each surface. On softer surfaces and roofs, that often means soft washing rather than blasting away at it. You are paying for someone who knows the difference.
